In this guide I want to give Bali villa owners a clear, honest picture of termite risk — what species are present, how to assess risk for your specific property, and what the effective treatment options are. Most of what I see written about termites for Bali property owners is generic tropical pest information that doesn't account for Bali's specific construction stock, soil types, and building conditions.

Termite Species in Bali

Subterranean termites (Coptotermes spp.): the most destructive species in Bali. Lives in underground colonies that can contain 1–5 million individuals. Forages above ground through sealed mud shelter tubes, feeding on timber without exposure. A mature Coptotermes colony can consume 200–500g of timber per day. Bali's year-round warmth means no dormant period — colonies feed continuously.

Drywood termites (Cryptotermes spp.): smaller colonies (a few thousand individuals) that live entirely within the timber they consume. No soil contact. Evidence: small piles of dry, pellet-shaped frass below infested timber. Common in Bali roof spaces and decorative timber elements. Cannot be treated with soil barriers — requires direct injection or fumigation.

Formosan subterranean termites (Coptotermes formosanus): more aggressive than native subterranean species. Present in some Bali coastal areas. Colonies can reach 10 million individuals. Structure damage can be significant within 2–3 years of infestation.

Risk Assessment for Your Property

High risk: properties on former agricultural land (especially rice fields in Canggu and Berawa), properties adjacent to forest (Ubud area), properties with large garden trees in contact with or close to the building structure, older properties built before pre-construction treatment was standard practice.

Moderate risk: standard residential villas in south Bali tourist areas, properties with some timber construction but predominantly concrete-frame with plaster walls.

Lower risk: new concrete-frame buildings with minimal timber, steel-frame constructions, properties on elevated naturally drained sites without adjacent vegetation.

Annual inspection is the baseline recommendation for any Bali property with timber construction elements. Treatment only when active infestation is confirmed — prophylactic treatment of uninfested properties is not necessary if annual inspection is in place.
